Isso porque os pre\u00e7os est\u00e3o em alta. Em agosto, o valor da<a href=\"https:\/\/www.cnnbrasil.com.br\/economia\/financas\/precos-residenciais-sobem-mais-que-o-triplo-da-inflacao-em-agosto-diz-pesquisa\/\">\u00a0venda de im\u00f3veis residenciais aumentou 0,76%<\/a>.<\/p>\n\n\n\n<p>Esse percentual repetiu o de julho, quando registrou o maior aumento em dez anos. Essa alta tamb\u00e9m \u00e9 mais que o triplo do resultado da pr\u00e9via da infla\u00e7\u00e3o, medida pelo IPCA-15, de 0,19% em agosto. E o cen\u00e1rio pode piorar com uma decis\u00e3o a ser tomada nas pr\u00f3ximas semanas.<\/p>\n\n\n\n<p>Especialistas ouvidos pela\u00a0<strong>CNN<\/strong>\u00a0explicam que o eventual aumento da taxa de juros pelo Comit\u00ea de Pol\u00edtica Monet\u00e1ria (Copom) do Banco Central (BC) deve gerar preju\u00edzos ao financiamento imobili\u00e1rio.<\/p>\n\n\n\n<p>Vale lembrar que a reuni\u00e3o do Copom acontecer\u00e1 entre os dias 17 e 18 de setembro. A expectativa de grande parte do mercado \u00e9 de que o BC decida pela eleva\u00e7\u00e3o da Selic.<\/p>\n\n\n\n<p>A economista-chefe da CM Capital, Carla Argenta, explica que quem tem a inten\u00e7\u00e3o de comprar um im\u00f3vel nos pr\u00f3ximos meses j\u00e1 deve sentir o impacto negativo com o eventual aumento da taxa.<\/p>\n\n\n\n<p>\u201cPor ser a taxa b\u00e1sica da economia, a Selic acaba reajustando todos os tipos de financiamento em empr\u00e9stimos e, inevitavelmente, isso acaba reverberando tamb\u00e9m nos financiamentos imobili\u00e1rios\u201d, explica.<\/p>\n\n\n\n<p>Ou seja, o encarecimento da compra de im\u00f3veis pode gerar a inviabiliza\u00e7\u00e3o ou o adiamento da compra.<\/p>\n\n\n\n<p>O momento tamb\u00e9m deve ser dif\u00edcil para quem quer vender um im\u00f3vel. Isso porque essas pessoas estar\u00e3o sujeitas ao mercado que contrata uma taxa de juros mais alta e, com isso, sentir\u00e1 o desest\u00edmulo \u00e0 aquisi\u00e7\u00e3o desses im\u00f3veis.<\/p>\n\n\n\n<p>Al\u00e9m disso, no mesmo setor, a alta da Selic deve ter impacto negativo aos investidores.<\/p>\n\n\n\n<p>O coordenador da FipeZAP, Alison Oliveira, explica que, quem compra im\u00f3vel para alugar, tende a mudar a estrat\u00e9gia nesse cen\u00e1rio.<\/p>\n\n\n\n<p>\u201cCom a Selic mais alta, outros investimentos tendem a render mais. Com isso, o investidor pode deixar de comprar o im\u00f3vel para investir em outra \u00e1rea\u201d, analisa.<\/p>\n\n\n\n<p>Por outro lado, quem j\u00e1 est\u00e1 financiando um im\u00f3vel estar\u00e1 mais protegido desse impacto negativo, segundo os economistas.<\/p>\n\n\n\n<p>A quest\u00e3o \u00e9 que a maioria dos contratos imobili\u00e1rios prev\u00ea uma taxa fixa, pr\u00e9-acordada.
